So you’ve decided to sell your home and now you are wondering what are the most important items to deal with to get it “market ready”? Not to worry. These are five basic things that every home-seller should consider prior listing their house.
First impressions are everything! – Take a look at your home from across the street, and examine your entrance including your front door. Clean, paint and make any needed repairs so your entrance is inviting. Make sure landscaping is tidy and attractive. Inside, linens and furniture need to look clean and inviting.
De-clutter and de-personalize – We’ve all heard this advice! Remove family photos and personal items so potential buyers can imagine themselves in the space instead of being distracted by your items. Make sure there is a good flow, and remove oversized furniture that makes rooms seem smaller. If you need to store excess furniture and other items, it will be worth the small investment. Another option is to hold a garage sale or donate what you no longer need to someone you know or a local charity.
Maintenance – It is crucial to repair any and all items in and around your home. Potential buyers do not want to deal with finding someone to make the repairs once they buy the home, so go ahead and take care of everything. Your home will be well received if it is well maintained (even if it’s a little older).
Update/upgrade – What are potential buyers looking for? Nobody wants to hear that they have to spend money to sell their house, but the fact of the matter is that you need to do the basic updates for your home to sell quickly. The kitchen and bathrooms are the most important items that potential buyers want to be updated. Even if you can’t afford major improvement, small improvements such as new lighting and accessories, or a fresh coat of paint can do wonders!
Consider the issue from the buyer’s perspective– They are looking for a home in a foreign country so thinking about having to find a good contractor can be quite daunting. Ask your real estate agent for advice in regards to what you should do in each room an outside to prepare your home for the market.
